How Our Gas Safety Checks Work
Book Your Check
Call us or email to arrange a convenient time. We aim for appointments within 24-48 hours, with same-day service often available for urgent requests.
Gas Appliance Inspection
Our Gas Safe registered engineer inspects and tests every gas appliance in the property -- gas tightness, burner pressure, combustion analysis, ventilation, safety devices, and flue integrity.
Gas Installation Check
We check the gas meter, supply pipe, emergency control valve, and all visible pipework for condition and safety.
Certificate Issued
After completing all checks, we issue your CP12 gas safety certificate on the same day. You receive a copy in paper form or via email, and we keep records on file for annual reminders.
Repairs If Needed
If any appliance fails the check, we explain the issue clearly and can usually carry out repairs on the spot or arrange a prompt return visit.
What Is a Gas Safety Certificate?
A gas safety certificate -- formally known as a Landlord Gas Safety Record, and commonly referred to as a CP12 -- is a document issued by a Gas Safe registered engineer after inspecting all gas appliances, pipework, and flues in a rental property. It confirms that the gas installations are safe, working correctly, and compliant with current regulations.
The certificate is a legal requirement under the Gas Safety (Installation and Use) Regulations 1998 for all landlords who rent out properties containing gas appliances. This includes gas boilers, gas fires, gas cookers, and gas water heaters.
Who Needs a Gas Safety Certificate?
Private Landlords
If you rent out a property with any gas appliance, you need a valid gas safety certificate. This applies whether you have one rental property or fifty. The certificate must be renewed every 12 months, and you must provide a copy to your tenants within 28 days of the check.
Letting Agents and Property Managers
If you manage properties on behalf of landlords, you have a responsibility to ensure gas safety compliance. Many letting agents in Medway use our services to manage gas safety checks across their property portfolios, and we offer multi-property rates and flexible scheduling to make this efficient.
HMO (House in Multiple Occupation) Landlords
HMO properties have additional safety requirements and are subject to more rigorous local authority inspections. Gas safety certificates are essential for HMO licensing in the Medway Council area. We are experienced with HMO checks and understand the additional requirements.
Homeowners
If you own and live in your home, there is no legal requirement to have a gas safety check. However, we strongly recommend an annual check for your own safety and peace of mind. If you have your boiler serviced annually, many of the same checks are carried out during the service -- but a formal CP12 is a separate document.
What Does a Gas Safety Check Involve?
Our Gas Safe registered engineer will inspect and test every gas appliance in the property, along with the associated pipework and flues. Here is what the check covers:
For Each Gas Appliance
- Gas tightness test -- checking all connections for gas leaks using specialist equipment
- Burner pressure and gas rate -- verifying the appliance is burning gas at the correct rate
- Combustion analysis -- measuring flue gas emissions to confirm safe operation and no carbon monoxide risk
- Ventilation check -- ensuring adequate ventilation exists for the appliance (critical for safety)
- Safety device testing -- confirming all safety mechanisms are functioning correctly
- Flue integrity check -- inspecting the flue for damage, blockages, or incorrect installation
- Visual inspection -- checking the appliance for signs of wear, damage, or deterioration
For the Gas Installation
- Gas meter and supply pipe -- visual inspection of accessible gas pipework
- Emergency control valve -- checking the main gas shut-off valve is accessible and operational
- Pipework condition -- inspecting visible gas pipes for corrosion, damage, or poor installation
Documentation
After completing all checks, the engineer issues a gas safety certificate (CP12) listing the address, details of each gas appliance checked, the results, any defects identified, the engineer's Gas Safe registration number and signature, and the date of the check with the next check due date. You receive a copy on the same day.
What Happens If an Appliance Fails?
If our engineer identifies a safety concern during the check, we follow a clear process:
'At Risk' Classification
If an appliance is considered dangerous -- for example, it is producing carbon monoxide, has a gas leak, or has a defective flue -- we are legally required to classify it as either "Immediately Dangerous" (ID) or "At Risk" (AR).
- Immediately Dangerous (ID): The appliance must be disconnected immediately and cannot be used until the fault is repaired. We will disconnect it during the visit and explain the issue clearly.
- At Risk (AR): The appliance is not immediately dangerous but has a defect that could become dangerous if not addressed. We strongly recommend repair and will note this on the certificate.
Repairs
If repairs are needed, we can usually carry them out on the spot or arrange a return visit within a day or two. For common boiler faults, we carry parts on our vans and can often fix the problem there and then, issue a clean certificate, and get you on your way.
Our Service for Landlords
Quick Turnaround
We understand that landlords often need certificates urgently -- for a new tenancy starting, a local authority inspection, or an expired certificate that needs renewing immediately. We aim to complete gas safety checks within 24-48 hours of your call, and same-day appointments are often available.
Annual Reminders
Once we have issued your certificate, we note the expiry date and contact you when the renewal is due. This means you never accidentally let a certificate lapse -- and you stay on the right side of the law without having to keep track of dates yourself.
Portfolio Management
If you manage multiple properties across Medway, we can schedule all your gas safety checks efficiently -- grouping properties in the same area to minimise travel time and disruption to tenants. We handle the scheduling, the access arrangements with tenants, and the paperwork.
Tenant Communication
We deal with your tenants respectfully and professionally. We arrange access at a time that suits them, arrive on time, explain what we are doing, and leave the property tidy. If we need to discuss any findings, we communicate clearly and avoid causing unnecessary alarm.
Combined Services
Many landlords save time and money by combining the gas safety check with an annual boiler service. The two visits overlap significantly -- much of the same ground is covered -- so doing them together is more efficient than booking separately.
The Legal Position: What Every Medway Landlord Should Know
Your Obligations
- Have all gas appliances, flues, and associated pipework checked annually by a Gas Safe registered engineer
- Keep a record of each check (the CP12 certificate) for at least two years
- Provide a copy of the latest certificate to existing tenants within 28 days of the check
- Provide a copy to new tenants before they move in
- Ensure all gas appliances are maintained in a safe condition
Penalties for Non-Compliance
- Fines of up to £6,000 per offence
- Criminal prosecution -- in serious cases, landlords have received prison sentences
- Civil liability -- if a tenant is injured or killed due to a gas safety failure, the landlord can be held liable for damages
- Insurance voiding -- your landlord insurance may be invalidated if you cannot demonstrate compliance
- Tenancy issues -- local authorities can take enforcement action, and non-compliance can affect HMO licensing
The consequences are serious, and the cost of compliance is minimal by comparison. A £60-£80 annual check is a small price for legal compliance and the safety of your tenants.
How Often Do I Need a Gas Safety Certificate?
A gas safety certificate is valid for 12 months from the date of the check. You must have a new check carried out before the current certificate expires.
There is a useful provision in the regulations that allows you to have the check carried out up to 2 months before the expiry date without losing any time. If your current certificate expires on 15 September and you have the new check done on 20 July, the new certificate will run until 15 September of the following year (not from the date of the check). This gives you flexibility to book at a convenient time without shortening your certificate period.
We recommend our clients book their renewal 4-6 weeks before expiry to allow time for scheduling and any repairs that may be needed.
