Gas Safety Certificates in Medway, Kent

A gas safety certificate -- formally known as a Landlord Gas Safety Record, and commonly referred to as a CP12 -- is a document issued by a Gas Safe registered engineer after inspecting all gas appliances, pipework, and flues in a rental property. It confirms that the gas installations are safe, working correctly, and compliant with current regulations.

The certificate is a legal requirement under the Gas Safety (Installation and Use) Regulations 1998 for all landlords who rent out properties containing gas appliances. This includes gas boilers, gas fires, gas cookers, and gas water heaters.

For Each Gas Appliance

• Gas tightness test -- checking all connections for gas leaks using specialist equipment

For the Gas Installation

• Gas meter and supply pipe -- visual inspection of accessible gas pipework
• Emergency control valve -- checking the main gas shut-off valve is accessible and operational
• Pipework condition -- inspecting visible gas pipes for corrosion, damage, or poor installation

Documentation

After completing all checks, the engineer issues a gas safety certificate (CP12) listing the address, details of each gas appliance checked, the results, any defects identified, the engineer's Gas Safe registration number and signature, and the date of the check with the next check due date. You receive a copy on the same day.

A gas safety certificate is valid for 12 months from the date of the check. You must have a new check carried out before the current certificate expires.

There is a useful provision in the regulations that allows you to have the check carried out up to 2 months before the expiry date without losing any time. If your current certificate expires on 15 September and you have the new check done on 20 July, the new certificate will run until 15 September of the following year (not from the date of the check). This gives you flexibility to book at a convenient time without shortening your certificate period.
